The pattern you have mastered is the exact thing that fails you the day the market stops behaving like it used to. Nine years in the same three asset types feels like expertise. Often it is a rut wearing a nice suit. The reps you keep repeating stop teaching you anything. Growth comes from the reps you have never done. Here is the trap. Manage the same product type, the same submarket, and the same ownership structure long enough and you start mistaking pattern recognition for strategic insight. You see a situation, you know the move, you make it, and it works. Again and again. That fluency feels like mastery. Then the market shifts in a way the familiar pattern never anticipated, and the fluency turns into a liability overnight. The move that always worked stops working, and you reach for it anyway, because it is the only move you have deep reps in. Picture the regional director with nine years across the same three asset types in one submarket. Excellent inside that range. Increasingly less useful outside it. The market expanded. Her toolkit did not. That is the quiet cap on a career. Expertise that stops expanding becomes past performance, and past performance cannot predict future results. Sit with the distinction. Experience is doing the same thing many times. Mastery is doing many different things until you understand the principle underneath all of them. The leader whose skill only works in familiar conditions has plenty of experience and very little mastery. Mastery lives in the unfamiliar. It shows up when you manage something you have never managed and have to build judgment from scratch instead of pulling it off a shelf. So go get the reps you are missing. If you have run Class A luxury your whole career, go run a B or C community. Take a lease-up. Take a distressed asset, a mixed-income community, or a renovation where residents live their lives while construction runs around them. Different cities. Different neighborhoods. Different ownership cultures. Each one hands you a reference point the comfort-zone portfolio never could, and every reference point you add makes the next hard decision easier to read. This is not a push to quit your job or your company. The best version happens inside your own organization, where you raise your hand for the asset type you have never touched and your leaders hand you the reps. If the exposure is not there and you want a genuinely well-rounded career, that becomes a harder conversation about where you go next. We manage apartment buildings. People live in these communities. At the surface it all looks the same. The dynamics in and around each community are not, and reading those dynamics is the skill that separates a narrow operator from a durable one. The reps you avoid are the ones your future self needs most. Do it for who you are becoming. Call to Action: Inventory every asset class, market condition, and operational challenge you have actually managed. Then catalog the ones you have never touched that would make you sharper in your current seat tomorrow. Pick one, and go find the reps, inside your company if you can.
