Your site team can tell the difference between a leader who knows their name and one who only knows their desk, and that difference shows up in the work. Ask yourself a simple question. Does a C-suite executive actually visit your property on any kind of consistent basis? If one does, does it make you feel seen, heard, and appreciated as a person, not just a line on an org chart? When a senior leader comes out, walks the property, skips the comfortable sit-down in the manager’s office, and instead talks to every single team member on site, something shifts. People feel their work is seen, and work that's seen gets done differently. Let me be fair about the mechanics before anyone pushes back. If you work for a Greystar-scale enterprise, the odds of the actual CEO walking your property are low, and that is just a function of size, not a character flaw. But scale cuts the other way too. If your organization runs somewhere around ten to fifteen thousand units, your C-suite can and should make the rounds at least once or twice a year, quarterly in a perfect world. And the further down the ladder you go, the less excuse there is: regionals, VPs, and SVPs should be on site often, because presence is most of their job. Here is why the visit matters so much more than it looks. Presence is how a leader actually learns the property. Skip it, and you do not know your people’s names; you do not know what they really do, and you do not even know who is doing which job. You walk past what you assume is the leasing consultant’s desk, but someone else is sitting there now, and you would never know, because you are not there enough to know. You miss the ills your team quietly absorbs, and you miss the joy too, because you are not asking the questions and you are not on the floor to hear the answers. A leader who is never present is managing a version of the property that exists only in a report. And the team feels every bit of that absence. People who know a senior leader is coming, who know someone with real influence over owners, or who is an owner, see and value their effort, and carry that into their work. They are more inspired, more motivated, and more compelled to do a good job because their effort connects to something and someone bigger than the shift. The people who raised their hand for the other column, where nobody shows up, where leadership does not know their name, are left to generate all of that on their own. Which is the honest tension worth sitting with. If you lead, presence is one of the highest-return investments you can make, and it costs you time, not money. Put property walks on your calendar, talk to everyone, not just the manager, and learn the names and the real work. And if you are on a team where leadership rarely shows up, the harder question is yours: how do you stay inspired and keep your craftsmanship high when the outside motivation isn't coming? Part of the answer is building recognition within your own team that the C-suite isn't delivering, because the work still deserves to be seen, and sometimes you have to be the one to see it. CALL TO ACTION If you lead, block the property visits on your calendar now, and when you go, walk past the manager’s office and talk to every team member on site by name. If you are on a team where senior leadership rarely shows up, talk with your group this week about how you manufacture your own recognition and motivation, and start seeing each other’s work the way you wish leadership would.
