Your best leasing consultant isn't the one with the smoothest tour; it is the one who replays it afterward and steals a lesson from it every time. Have you ever heard the phrase think about thinking? The academic term is metacognition, a word the researcher John Flavell coined back in the 1970s, and underneath the jargon, it is one of the most practical leadership tools you have. You have felt it in a conversation with a genuinely sharp leader. You bring them a decision, and instead of grading the decision, they ask how you got there. Tell me what you were thinking when you made that call. Walk me through how you reasoned to it. That leader is not just curious about the outcome; they are reading your thinking, and once they understand how you think, they understand far more than one decision. Because the way a person reasons tells you how they will handle the next hundred situations. One person works through a problem with clean logic. Another is more scattered, jumping to a conclusion without a traceable path. A third leads with emotion and backfills the logic later. You can argue every decision is emotional first and justified afterward, and engineers in the room may protest, but the pattern holds: how someone thinks predicts how they will decide when you are not standing there. Here is the part you can use on yourself today, and it does not require anyone else. Replay the call. The phrase comes from a sales process at a publicly traded company, where reviewing your own call was built in. You finish a leasing tour, and as close to the end of it as possible, you pull the whole thing apart. How did you present yourself? What did you say, what did you ask, and when an objection came up, how did you handle it? You get critical on purpose, pull out the lessons, and carry them straight into the next tour. The discipline is in the timing. The replay works when it happens right after the tour, while the details are still sharp, not three days later when the specifics have blurred. Do it every time, and each tour gets a little better than the last, because you are compounding small corrections instead of repeating the same misses on autopilot. I could do this with every podcast I record. If I watched each video back, I would catch my filler words, the way I use my hands, how I modulate my voice, all of it, and I would fix those things on the next take or retape entirely. I don't do it every single time, and I own that, but the point stands: the review is available, and the people who use it improve faster than the people who don't. So turn it on your team and on yourself. Ask each other how you were thinking when you made a decision, not just what you decided. Pull the lesson out of the reasoning, and employ it the next time you are in the chair, whether that is a sale, a service moment, or any other call you are about to make. This week, make the replay a standing habit: after every tour, have your leasing team take two minutes to pull apart how it went while it is still fresh, one thing that worked, one thing to fix next time. Then add the metacognition question to your one-on-ones, asking how a person was thinking when they made a call rather than only what they chose.
