Finding deals has always been the slow part of this business. You pick a market, dig through the numbers, go through listing after listing, and then you still have to reach out to every broker one at a time. In this video I walk you through the Deal Finder Agent, an AI agent that handles a lot of that legwork for you. It does two things. First it runs a real estate market analysis. I ran it on Austin here, and it scores the market on population growth, job growth, median income, cap rate, rent growth and the crime index, then pulls in other publicly available sources on top of that. Every number comes with a link to where it got it, because I’m not making decisions off something Claude made up. Then it goes and finds deals. It pulls live listings and broker information from LoopNet through their API, so it’s not scraping, and puts it all in a spreadsheet. The listings aren’t really the part I care about though, it’s the brokers. There’s a separate broker tab where you mark the ones you’re interested in, and the agent writes a custom email to each broker based on the deal and on what you told it about yourself during the intake. If you’re in commercial real estate investing, or you’re trying to figure out how to find multifamily deals without spending your whole week on it, this is a good look at what AI for real estate investing can actually do when it’s set up right.
