Los Angeles has officially changed its rent control rules, and the impact is massive. As of July 1, the City of Los Angeles replaced its old rent increase formula with a new system that caps annual rent increases at a maximum of 4% for rent-stabilized units. Previously, rent increases could rise much higher during periods of elevated inflation, with some years allowing increases approaching 10%. The new ordinance ties rent increases to 90% of the Consumer Price Index (CPI) while imposing a hard 4% ceiling. It also removes additional percentage increases that landlords could previously charge for certain utility costs, including gas and electricity. This change affects more than 650,000 rent-stabilized apartments across Los Angeles and represents one of the most significant updates to the city's rent control framework in decades. In this quick real estate news update, we break down: ✅ What changed on July 1 ✅ The new 4% rent cap explained ✅ Which properties are affected ✅ What landlords and investors need to know ✅ Potential impacts on multifamily housing investments Subscribe for the latest multifamily real estate, apartment investing, housing policy, rent control updates, and real estate market news. #LosAngelesRealEstate #RentControl #MultifamilyInvesting #ApartmentInvesting #RealEstateNews #HousingPolicy #CaliforniaRealEstate #LandlordNews
