Miami's Aston Martin Residences is one of the most recognizable luxury towers on the Florida waterfront — 66 stories, 391 residences, and an address where the Miami River meets Biscayne Bay. But beneath the glass, steel, and luxury amenities is a geological reality that cannot be ignored. A 2024 University of Miami study using satellite-based InSAR measurements documented vertical ground displacement of 2–8 centimeters affecting 35 coastal buildings along Miami's barrier islands between 2016 and 2023. The Aston Martin Residences appears within the study area. So what does that actually mean? In this documentary, we examine the ground beneath Miami's luxury towers, the porous Miami Limestone, rising groundwater levels, construction-induced settlement, and the lessons revealed by the 2021 Champlain Towers South disaster in Surfside. We also examine Florida's post-Surfside condominium regulations, structural inspections, reserve requirements, waterproofing concerns, and what ground movement could mean for the long-term cost and maintenance of high-value waterfront properties. Most importantly, this video does NOT claim that Aston Martin Residences is in danger of collapse. The building is newer, uses a modern structural system, and is not equivalent to Champlain Towers South. The question is more complex: What happens when one of America's most expensive residential towers sits on a coastline where the ground is measurably moving? Watch until the end — because the biggest risk may not be the building itself, but the geological system beneath the entire South Florida coastline. ⏱️ TIMESTAMPS 00:00 — The $1.3 Billion Aston Martin Tower 04:10 — The Ground Beneath Miami 08:35 — What the University of Miami Satellite Study Found 13:05 — Aston Martin vs. Surfside: What Is Actually Comparable? 17:10 — Rising Water, Waterproofing & Florida's New Condo Rules 20:35 — What Could Happen Over the Next 20 Years? 23:00 — The Question Miami's Luxury Market Can't Ignore 🔎 SOURCES & FURTHER READING University of Miami — InSAR Observations of Construction-Induced Coastal Subsidence on Miami's Barrier Islands: University of Miami research paper NIST — Technical Findings on the Champlain Towers South Collapse: NIST investigation and findings NIST — Champlain Towers South Collapse investigation: NIST Champlain Towers South investigation Florida Senate — Mandatory structural inspections for condominium and cooperative buildings: Florida Statute 553.899 Florida Senate — Structural integrity reserve study requirements: Florida Statute 718.112 Aston Martin — Official completion of Aston Martin Residences Miami: Aston Martin official announcement Aston Martin Residences — Official project information: Aston Martin Residences official website ⚠️ DISCLAIMER This video is presented for documentary, educational, and informational purposes only. It does not claim that Aston Martin Residences is structurally unsafe, at imminent risk of collapse, or destined to suffer the same fate as Champlain Towers South. Ground movement detected by satellite does not, by itself, establish structural failure or an unsafe building. The comparison with Surfside concerns the broader geological and environmental conditions of South Florida, not an assertion that the two buildings have the same structural deficiencies or level of risk. Some figures, interpretations, projections, and narrative connections in this video are presented for analysis and discussion. Viewers should consult qualified structural engineers, geotechnical professionals, official inspection reports, condominium documents, and applicable government records before making real-estate, investment, or safety decisions.
