One of the biggest decisions you'll face is choosing between a new build vs existing home. In this video, we break down the key factors every first-time home buyer should compare before deciding which option fits their budget, lifestyle, and long-term goals. You’ll learn how customization options in new builds compare to older homes, including renovation loan strategies that may help you personalize an existing property. We also cover lot sizes, landscaping, warranties, builder incentives, seller concessions, and financing. NEW BUILD VS EXISTING HOME: WHAT SHOULD YOU COMPARE? 🏗️ 1. CUSTOMIZATION A new construction home may give you options for flooring, cabinets, countertops, fixtures, paint, and other finishes depending on the builder and stage of construction. An existing home may offer more established character and may also be updated after closing. For the right property, eligible renovation financing may help finance certain improvements. 🌳 2. LOT SIZE, LANDSCAPING & LOCATION New communities can offer modern amenities, but some new-build neighborhoods may have smaller lots or homes positioned closer together. Existing neighborhoods may offer larger lots, mature trees, established landscaping. 🛠️ 3. WARRANTIES & REPAIRS New homes may include builder warranties covering certain workmanship, systems, or structural items for specified periods. Existing homes may have older roofs, HVAC systems, water heaters, plumbing, or electrical components that deserve careful inspection. A home warranty is not the same thing as a builder warranty. 💰 4. BUILDER INCENTIVES VS SELLER CONCESSIONS Builders may offer closing-cost assistance, temporary or permanent rate buydowns, upgrade credits, or other incentives, often with conditions such as using an affiliated lender or title company. Resale sellers may also negotiate seller concessions, repairs, price reductions, or other terms. Compare the TOTAL deal rather than one advertised incentive. 🏦 5. MONTHLY PAYMENT & CASH-TO-CLOSE Purchase price is only one part of affordability. Compare: • Interest rate and loan terms • Property taxes • Homeowners insurance • HOA dues • Mortgage insurance • Seller or builder concessions • Closing costs • Upgrades or immediate repairs • Total cash-to-close • Total monthly housing payment A lower purchase price does not automatically mean a lower payment, and a large builder incentive does not automatically make a new home the better financial choice. ARE NEW BUILDS BETTER FOR FIRST-TIME HOMEBUYERS? Sometimes. New construction can be attractive to buyers who want newer systems, fewer immediate repairs, modern layouts, and potential builder incentives. But buyers should also evaluate taxes, HOA costs, lot size, upgrade pricing, inspections, financing, and the final monthly payment. ARE EXISTING HOMES BETTER? Existing homes may offer more negotiating flexibility, mature neighborhoods, larger lots, established landscaping, or better locations. The tradeoff is that older homes can have more maintenance and repair risk. NEW CONSTRUCTION IN SAN ANTONIO & THE TEXAS HILL COUNTRY First-time buyers in San Antonio, New Braunfels, Bulverde, Spring Branch, Boerne, Schertz, Cibolo and surrounding Texas Hill Country communities may have both new construction and resale options available. The right choice depends on the home, community, builder, financing, incentives, taxes, insurance, HOA, and your long-term plans.
