Track demographic and migration data at: https://www.reventure.app/map/sy7IrQielj Bank of America is warning about a major shift in U.S. migration, and the slowdown is already showing up in housing markets across Florida, Texas, Arizona, Georgia, and North Carolina. Americans simply are not moving like they used to. Long-distance moves are down sharply from pre-pandemic levels, while Census Bureau data shows the overall U.S. mover rate has been declining for decades. That matters because many of the housing markets that boomed from 2020 through 2022 were built around a continual influx of new residents, rising home prices, and aggressive construction from home builders. Florida is the clearest example. Net domestic migration into the state fell from roughly 311,000 people in 2022 to just 23,000 in 2025, a decline of about 93%. At the same time, home values are now falling across much of Florida, inventory has surged, and buyers are still dealing with mortgage rates that remain far above pandemic-era levels. Bank of America’s internal account data shows just how dramatically the map has changed. Tampa is now experiencing negative migration. So are Charlotte, Atlanta, and Houston. Even more surprising, Orlando and Miami recorded larger percentage migration losses than New York in the second quarter of 2026. That weakness is already showing up in housing demand. Orlando home values are down 2.3% over the last year, while home sales have fallen roughly 35% from the pandemic peak. In South Florida, home sales remain nearly 40% below peak levels. Similar pressure is showing up across other former boomtowns where builders are still competing for a much smaller pool of buyers. The problem is not just mortgage rates. It is also demographics. Baby Boomers are moving out of the 55-to-64 age range that historically generated large amounts of retirement migration, while the 75+ population is growing rapidly. That could mean fewer retirees moving into places like Florida and Arizona at the same time more existing homes eventually come back onto the market. Affordability appears to be a major part of the story. Zillow rent data used in Reventure App’s rent-to-income calculations shows markets such as Salt Lake City, Austin, and Raleigh offering relatively affordable rents compared with local incomes. Those same cities also rank near the top of Bank of America’s migration data. In this video, I break down: • Bank of America’s new migration warning • Florida’s 93% collapse in net domestic migration • Why Orlando and Miami are now losing residents faster than New York • The housing markets still attracting new residents • Why demographics, affordability, mortgage rates, and home building could reshape home prices through 2027 https://www.reventure.app #HousingMarket #RealEstate #HomePrices #MortgageRates 💡 Join 1,000,000+ users using Reventure App to find undervalued markets, avoid housing bubbles, and plan their next move. 📊 Explore Reventure App web → https://www.reventure.app 📱 Download the iOS App: https://apps.apple.com/us/app/reventure-app/id6736954854 📱 Download the Android App: https://play.google.com/store/apps/details?id=com.reventure.mobileapp&hl=en_US --- Get priority during livestream chats by signing up as a Channel Member: https://www.youtube.com/channel/UCVTQunGrE3p7Oq8Owao5y_Q/join DISCLAIMER: This video content is intended only for informational, educational, and entertainment purposes.
