Most people do work with Licensed Realtors just like North America. The biggest difference between the two is Roatan does not have a safety net. This means if something goes wrong after money has transferred hands, there is little to no recourse. This is why your due diligence period after you go under contract or even when you are negotiating the contract is so important in Roatan. I have incredibly strong opinions about using great representation and the reason is, is I have seen it go wrong. The stories I hear and people coming to us too late and needing help because they paid a lot of money for a plot of land that is really just an expensive piece of paper because the transaction was not legal. The correct steps were not taken. Buying property in Roatan can be a breeze, just like great transactions in North America, working with competent agents and attorneys means a lot more down here because in the United States, there are laws and courts that can help if there is a mistake. In Roatan Honduras, you truly get what you pay for. I never want to hear the stories about how individuals got tricked out of their money. This happens in the United States too, it happened to me. I talk about some of the worst mistakes I have made in Real Estate on this channel. I participate in several personal transactions every year and have seen potential shenanigans with my own money. This is why I am so opinionated when it comes to buying property anywhere in the world. I have felt that financial pain and why I insist on having great representation, even if that means not working with me personally.
