How to Get a 3.99% Mortgage Rate in 2026 | Mortgage Buydowns Explained Can you really get a 3.99% mortgage rate in 2026? In the example explained in this video, yes — through a temporary mortgage rate buydown. If the underlying note rate were 5.99%, a 2-1 buydown could create a 3.99% payment rate for Year 1, 4.99% for Year 2, and then return to 5.99% for the remaining term. 📖 Read the full article for this video: https://themortgagepatriot.com/blog/mortgage-buydowns-399-rate/ 📘 Download the free 169-page First-Time Homebuyer Roadmap: https://themortgagepatriot.com/first-time-homebuyer-roadmap/ 🎓 Register for the free first-time homebuyer webinar: https://webinar.themortgagepatriot.com/ In this video, I explain how mortgage buydowns work, how seller concessions may be negotiated to help pay for them, and how buyers can decide whether to use available concessions to lower the monthly mortgage payment or reduce cash-to-close. Using a $300,000 home purchase as the example, I walk through the numbers step by step. 2-1 BUYDOWN EXAMPLE: • Underlying note rate: 5.99% • Year 1 payment rate: 3.99% • Year 2 payment rate: 4.99% • Years 3-30: 5.99% In the example from the video: 💰 About $360/month lower principal + interest payment during Year 1 💰 About $180/month lower principal + interest payment during Year 2 💰 More than $6,500 in estimated payment savings over the first 24 months Actual rates, payments, buydown costs, seller contributions, eligibility, and savings vary by borrower, property, lender, loan program, market conditions, and transaction. WHAT IS A MORTGAGE BUYDOWN? A temporary mortgage buydown uses funds paid upfront to temporarily reduce the rate used to calculate your payment during the first years of the loan. Common structures include a 1-0, 2-1, and 3-2-1 buydown. WHAT IS A 2-1 BUYDOWN? A 2-1 buydown generally reduces the payment rate by 2 percentage points in Year 1 and 1 percentage point in Year 2 before returning to the full note rate in Year 3. In this example, 5.99% becomes 3.99% in Year 1 and 4.99% in Year 2. MORTGAGE BUYDOWN VS DISCOUNT POINTS A temporary buydown lowers the payment for a limited period. Discount points are upfront fees used to obtain a lower permanent interest rate, subject to lender pricing and loan terms. HOW CAN SELLER CONCESSIONS HELP? In the $300,000 example, I use approximately $10,000 in negotiated seller concessions. If about $6,500 were used to fund the 2-1 buydown, the remaining amount could potentially go toward other eligible closing costs, depending on the loan program and transaction. That creates a key decision: OPTION 1: Use more seller concessions toward a temporary buydown to lower early monthly payments. OPTION 2: Use more seller concessions toward eligible closing costs to reduce cash-to-close.
