Find out how much to offer on a house before buying: https://www.reventure.app/map/cybnURfi2O Something is happening in the U.S. housing market that we haven't seen since 1995. Mortgage purchase applications have collapsed to their lowest levels in 30 years, even below the 2008 housing crash. And with inventory continuing to rise, sellers could face even bigger price declines heading into 2027. According to the Mortgage Bankers Association, mortgage purchase applications are down 58% from their pandemic peak and roughly 40% from normal 2019 levels. The latest reading from early October 2026 shows applications down 15% year over year, suggesting that homebuyers remain on a historic buyer strike. The biggest problem isn't necessarily mortgage rates. It's home prices. The typical monthly mortgage payment, including taxes and insurance, has climbed above $2,800, or roughly $34,000 annually. With median household income around $87,000, that means nearly 40% of household income would go toward housing payments. Meanwhile, housing inventory is piling up. According to Realtor.com, there were nearly 1.2 million homes for sale nationwide in September 2026, compared with roughly 700,000 three years earlier. Yet despite all these additional listings, buyers aren't returning to the market. I'm touring neighborhoods in Nashville, Tennessee, where inventory is running well above normal levels and home prices are already declining. On the east side of Nashville, values are down roughly 3–4% year over year, with Reventure App forecasting additional declines of 8–10% over the next 12 months. In this video, I break down: • Why mortgage purchase applications have fallen to 1995 levels • How today's housing demand compares with the 2008 crash and 2019 • Why high home prices are a bigger problem than 7% mortgage rates • How rising inventory is putting pressure on Nashville home sellers • Why some homes cost 50% more to buy than rent • What Reventure's 2027 home price forecasts mean for buyers • How to negotiate below asking price without overpaying One example is a Nashville property purchased by Opendoor for $359,000 in September and quickly relisted for $368,000. The estimated monthly payment to buy is around $2,700, compared with a previous rental listing of just $1,850 per month. Using Reventure's Listing Analyzer, I found an estimated offer range of $315,000 to $341,000 for that property, with the lowest offer approximately 14% below asking price. The tool accounts for comparable sales, listing history, and our forecast for the surrounding ZIP code. For buyers heading into late 2026 and early 2027, rising inventory and weakening demand could create significant negotiating opportunities. But that doesn't mean every listing is a good deal, especially in markets where prices could decline further.
